Brauvin Net Capital, LLC has acquired an 8,838 square foot, single-story La Petite Academy located in the Northeast Heights submarket of Albuquerque, New Mexico for approximately $1.6 million. La Petite Academy, Inc. is one of the nation's largest childcare/daycare service providers. La Petite operates approximately 645 academies/centers in 36 states and the District of Columbia.

In January 2007, La Petite was acquired by Learning Care Group, Inc., which operates approximately 450 childcare centers under the brand names Learning Care Group, Childtime Learning Centers, Tudor Time, and The Children's Courtyard. Learning Care Group, Inc. is owned by the Australian company, A.B.C. Learning Centres Limited (ASX: ABS). Learning Care Group's acquisition of La Petite provided them with their initial presence in the New Mexico market, adding 15 La Petite centers (primarily in Albuquerque and Santa Fe) under their ownership umbrella.

The lease with La Petite Academy, Inc. is short term and Brauvin believes there is a high likelihood the lease will be renewed. This location is one of the top performing La Petite Academies and the lease rental rate is below market. Brauvin anticipates this will be a strong Value Added asset.
