West St Paul is a suburb of the twin cities of Minneapolis and St Paul located directly to its south of St. Paul. Robert Street (Trunk Highway 952) is the main north/south transportation route through the heart of the commercial business district in West. St. Paul. Robert Street is surrounded by commercial businesses and residential uses that include a mix of single-family homes and multi-family buildings. Robert Street provides access between downtown St. Paul on the north and Trunk Highway 110, Interstate 494 and Trunk Highway 52 on the south.
Non-retail traffic and job-generators in the immediate area include the substantially-sized campuses of Dakota County Northern Service Center, Net Ministries, and the Crown of Life Lutheran Church and School located just west of the Property. The county office building is a 200,000 facility built in 2001, just south and west of the Property and reportedly housing 600 full-time county employees.
